摘要：With the development of the global economy, the cultural, income and living standards of the households have risen. Therefore, individual housing demands are increasing significantly. Thanks to the ‘’Reciprocity Law’’of foreigners living abroad, while Turkish demands for housing increase, Turkish demands for housing purchase are increasing. In order to determine the increase in demand, the ‘’macroeconomic’’ factors affecting housing demand on a universal and regional basis should be examined by scientific methods. In this study, the factors affecting housing sales of provincial groups of Turkey were balanced and unbalanced panel data analysis and clustering analysis methods. Furthermore, the study was supported by SWOT analysis. According to the results obtained from the study, the euro, the gold bullion investment, imports, employment index, paid job employees, the economic confidence index, consumer confidence index, real sector confidence index, service sector confidence index and retail industry cofidence index significant effects on confidence index of housing demand. This study is an original research in order to determine the interest of the households living abroad in Turkey for housing demands.
