摘要:It is worth studying housing sector because of its individual and social importance within the overall construction sector. In this paper we aim to study housing construction (building and selling houses) in Mersin on the basis of finance and cost structure. Survey data collected for this purpose have been interpreted by frequency analysis. Although housing construction activities in Mersin followed a course in line with the changes and developments in Turkey,some idiosyncratic features of Mersin also affect the housing sector in this city. According to the results of the analysis,a certain level of capital formation has occured,but it is still not adequate. Housing constructors do not only combine production inputs for production,but also engage in marketing and selling activities. Mortgage is rarely used and credits are short termed. Although costs have increased,the demand for housing suitable for modern life style is high enough to encourage capital formation in housing construction sector,which provides an important advantage for bigger,stronger and more established constructors.
