摘要：Phenomenon of post-communist era is the concentration of population in suburban areas and satellite cities – a process of suburbanization. In submitted contribution we are analyzing consequences of spontaneous and uncoordinated suburbanization within Malé Karpaty Mts. landscape on the example of Svätý Jur territory. Non-compliance of established regulations of the urban and regional development plans in this area causes a gradual decrease of vineyards, extinction of traditional elements of landscape, cultural-historical values and original functions of the country. Suburbanization cannot be stopped, but it is possible to regulate and coordinate its negative impacts on the landscape and its scenery through appropriate policies and regulatory instruments.
