TVs COLIN & JUSTIN: PROPERTY OF THE WEEK; 2-BED COTTAGE WITH PLANS

Justin Ryan

THE AGENT SAYS:

STANDING in about a quarter of an acre of well-established gardens Stone Cottage, near Attleborough in Norfolk, comes with planning permission for a third bedroom with en suite, plus an extra reception room.

The beautifully presented detached period home already has two good-sized bedrooms and a ground floor bathroom. The cottage is in Old Buckenham, a popular South Norfolk village 15 miles from Norwich, with shops, schools and pubs. It has a sitting room with inglenook fireplace, dining room and a 14ft kitchen with butler sink. The gardens include a pond, summer house and chicken run. There is a garage/ workshop and car port.

UPS Planning permission is a major plus.

DOWNS Agents view of a good size second bedroom is generous..

Climb on a ladder to The Good Life

THE BOYS SAY:

OOH blimey we want to say that this house is an attractive character property but even though its detached, it still looks like it belongs to two warring neighbours whove gone out of the way to make each half of the building look as different as possible to the other.

Faade issues aside, theres lots on offer here not least the quarter- acre plot on which this unusual house sits. Generously stocked and well established, the gardens will provide the new owners with comfortable outside space and even a cute wee summerhouse from which pleasant views of the countryside can be enjoyed.

Could this be the first rung on the ladder to The Good Life for the lucky new owners? Not that the pond is big enough for trout, but a few goldfish would look pretty in there nevertheless.

And that chicken run could be a useful starting point towards self-sufficiency. Each happy hen will lay several eggs a week so stocking it with a few choice birds will soon take care of initial costs. But back to the (unusual) bricks and mortar. With the planning permission to extend the home by adding a third bedroom and an extra reception room, this property has that which we love by the bucket load POTENTIAL.

But dont be seduced by the enormity of that word. Potential, in this case, will come at a cost, so factor in every penny before making an offer. It might even be a good idea to take along your friendly builder to cast a professional eye on the project. Included are some lovely original features, such as an inglenook fireplace, a roll-top bath (not in the same room!) and a butlers sink in the kitchen. But dont worry if youve not actually got a butler you could just do the dishes yourself!

Our only real worry would be the aforementioned and slightly idiosyncratic faade. However beauty, of course, is in the eye of the beholder. With more and more purchasers asking for partially rural but with good proximity to facilities, this house probably ticks most of the boxes.
