THE BOYS SAY:

IN France, a well-dressed home attracts a more generous price. But make sure that you aren't seduced into paying over the odds for this apartment just because it looks fabulous.

What's on sale here is essentially a wonderful opportunity. Two bedrooms, a fully-fitted kitchen and all the usual extras that you'd expect like a good bathroom and a high standard of finish. But theres the extra bonus of being fully furnished.

Nice is a fantastic part of France. It attracts a huge army of visitors every year and the inner city population swells by 200 per cent during summer as tourists enjoy the stunning coastline and the beautiful climate. This apartment, while near the sea, doesn't enjoy sea views, which for us would be an important deciding factor.

However, at less than pounds 200K it appears to be priced fairly bearing in mind that there are many apartments in central Nice whose values have jumped to three or four times that price.

Another point to check is whether there is a good heating system. While temperatures might be fab during summer months, it will be far chillier at other times.

British buyers have been stung by this in the past. Seduced by the idea of a warmer climate, they've had to fork out later to boost the temperature indoors.
