摘要：Se analiza la evolución del precio de la tierra y la rentabilidad de la agricultura en el período 1983 a 2002, y la influencia de la segunda variable en la primera. También se analiza la plusvalía de la tierra atribuible a factores distintos a rentabilidad agrícola, para el período indicado. Para estudiar la evolución del precio de la tierra se dividió el país en tres zonas, a saber: Copiapó-Curicó; Curicó-Los Angeles y Los Angeles Puerto Montt y se construyó, para cada zona, una base de datos con los precios de oferta anunciados en la Revista del Campo de El Mercurio, para predios ubicados en ellas. La evolución de la rentabilidad se analizó calculando para cada año analizado los Términos de Intercambio de la agricultura. Las conclusiones del estudio son las siguientes: (1) la tendencia general del valor de la tierra en todas las zonas es alcista, siendo esta tendencia más pronunciada de norte a sur y con plantación respecto de sin plantación, (2) la rentabilidad ha mostrado una tendencia a mejorar durante el período analizado, con caídas de corto plazo como las ocurridas en el período 1997-2001 y, (3) la tierra experimenta una plusvalía proveniente de factores ajenos a la rentabilidad agrícola que fluctúa entre 3 y 7% al año, según las zonas.
其他摘要：The evolution of the price of land, the profitability of agriculture and the relationship between these two variables was studied. The plus value of land attributable to factors different from profitability was also analyzed. The analysis is carried out over the period 1983 to 2002. To study the evolution of the price of land the country was divided into three zones, namely: Copiapó-Curicó; Curicó-Los Angeles and Los Angeles-Puerto Montt. For each of these zones a price data base was constructed, using the sales advertisements of Revista del Campo de El Mercurio. The evolution of the profitability of agriculture was studied calculating the Terms of Trade of agriculture for each year of the period of analysis. The conclusions of this study are as follows: (1) all categories showed a general upward trend, prices being higher from north to south and, within each zone, in the with plantation compared to the without plantation categories. (2) the profitability of agriculture has shown a moderate increase, with short-term falls as those observed in the period 1997 through 2001, and (3) land has experienced a plus value in the range of 3 to 7% per annum, depending on the zones, which can be explained by factors other than profitability.
