摘要：En este trabajo, basándonos en una muestra de sección cruzada procedente de la Encuesta Continua de Presupuestos Familiares (ECPF) base 1997, desarrollamos un modelo logit multinomial mixto que persigue aproximar las variables fundamentales que intervienen en las decisiones que adoptan los individuos a nivel nacional en materia de tenencia de vivienda durante el año 1999, considerándose cuatro supuestos en función del régimen de tenencia (propiedad o alquiler) y del tipo de edificio (unifamiliar o colectivo). Con este objetivo elaboramos previamente una medida de la renta permanente imputada a los individuos, así como un índice de precios hedónicos por comunidades autónomas. Procedemos a continuación a la estimación de un modelo logit multinomial mixto para la decisión de tenencia de vivienda que nos permitirá contemplar cierta heterogeneidad no observada en el comportamiento de los individuos, así como superar las hipótesis de independencia de alternativas irrelevantes y homoscedasticidad propias de los modelos logit multinomial y anidado.
其他摘要：In this paper, we use cross sectional data from the Spanish Survey of Household Budgets (ECPF base 1997) to develop a multinomial mixed logit model that seeks to explain the fundamental variables influencing the individual decisions on housing tenure in Spain during 1999. We consider four types depending on the holding regime (property or rent) and the building type (single family or multi family). With this aim, we first elaborate a measure of the permanent income imputed to individuals, as well as a hedonic price index for regions in Spain. After that, we proceed to estimate a mixed logit model for the housing tenure decision that will allow us to contemplate a certain non-observed heterogeneity in the behavior of the individuals, as well as to overcome the hypothesis of the independence of irrelevant alternatives and homoscedasticity, both characteristic of multinomial and nested logit models.
